You can use a non occupying co borrower up to 95% conventional or 96.5% fha (Id have to double check to make sure it The LTV limit doesnt change because you have a co borrower -
What price range are you looking and how much were you hoping to be able to put down?
Any chance you live in a rural area? You may be able to get 100% financing?
