My friend's mother is a co-signer on his mortgage. He needs to do a quitclaim deed, immediately, where his mother signs over her interest in the house, over to him.
She lives in Pennsylvania, and he and the house, in question, are in Florida. How can they facilitate this immediately. There are no issues between them, it is for both their benefits that this be done.
Can you tell us what to do and how to do it?

Have the son go to title company in his county, have them prepare the deed, then have it overnighted to Penn, then back to FL for recording.
