I am purchasing a foreclosed property in Alabama and wanted to know if the previous home owner redeems the home within the one year redemption period, do they pay me the amount the bank sold me the house for or do they pay me the amount they owed on their mortgage? Also, how should I document "needed" improvements? I assume I would take pictures or have written documentation to prove the needed improvements.

alabama does have a law regarding right of redemption.but a deed in lieu of foreclosure does not provide a right of redemption nor does it permit a deficiency judgment. and thus in your case it being a foreclosed property you won't get any redemption benefit.

You are entitled to receive the entire amount that you paid to the lender in order to purchase the property. The previous homeowner, on the other hand, will be responsible for the unpaid mortgage dues till date and other accrued fees and penalties. If the property has been completely sold off to you by the lender, then the previous owner will contact you in order to redeem the property.
