what is the highest ROI home improvement project of the following?
new driveway (current one has large cracks and is crumbling in spots), new fence for fenced in yard (current one has holes and back door has fallen off), new back porch (which is functional but could use a redo).

All the three are equally important in my opinion because all off them are in a bad condition. If you wish to sell off the property, you'll have to make all the improvements or else, you may not be able to sell off the property.
