I am trying to buy a house. I paid for appraisal, appraiser went out appraised the house $20,000 over the amount i am getting the house for, however he wrote that he needed some things fixed. Items he needed fixed have been completed and bank has asked appraiser to re check and confirm the items he listed in his appraisal were fixed. The appraiser has not responded and the closing date has come and gone and now im beeing told the contract may be void due not having the complete appraisal.
Unfortunately, the appraiser does not have a specific responsibility to complete an additional inspection, so no case there. Although, it would have been a good business decision to go ahead and do it. The lender can select alternative means for verifying the repairs are complete. Worst case scenario, another appraisal could be completed. It is not uncommon to have another appraiser verify completion of repairs, especially for FHA or VA appraisals.
