Appraiser lying on appraisal

i'm currently looking at a refinance and had an appraisal done. the lender has provided me a copy of the appraisal and i noticed that the appraiser said they had performed a head and shoulder inspection of the crawl space under the house. the crawl space is located under the house off one side of the basement. the problem is the appraiser never went into the basement so he could not have performed an inspection of the crawl space. is there any recourse for the appraiser lying on the appraisal? should i report him to any state or federal agency? this makes me wonder what else on the appraisal is not correct or was not done properly.

You can inform the lender about the error in the appraisal and check out if a second appraisal is possible. You can contact an attorney and take his opinion whether or not you should take any legal actions against the appraiser.

I have a good question for you realitors, i am selling my home FSBO and the buyer has a broker, the home appraisal was done and they moved forward with the inspection, closing date is in 9 days but now the broker is telling me the home will not appraise unless two things are repaired in the home, what is he talking about? the appraisal was completed and the inspection was already done, now he's telling me the home appraisal is contingent on to me? i did not sign any appraisal contingency, i feel that this broker is trying to get me to do extra work for his client, i also have no documentation from the lender that these repairs need to be made for the home to appraise, i am located in greenville, sc, thanks.
