Appraisal before making an offer

I'm planning to buy a lovely home. The present owners who want to sell the property have a appraisal report. I feel that the house is over priced. Will it be possible for me to perform the inspection prior to making an offer? May be I could appraise the property with the help of an independent appraiser and check out the right value of the property…

I know that the appraisal and inspections are done after an offer is made and accepted by everyone. But I want to make a good offer at the first go. Thus, I'm asking about appraisal. Has anybody done this? Is it possible?

miranda, what you can accomplish, as an alternative, is to obtain an opinion of value from an appraiser, or from a realtor as well. anyone selling a home isn't going to allow you to bring an appraiser into their home prior to submitting a contract.

if you think their price is too high, you must have some rationale behind it; can't you use that intuitive number you're working with to enter a bid? i think what you wish to do isn't plausible.

You can ask an appraiser to perform either a drive-by appraisal or a desktop appraisal. Neither will require the appraiser to enter the property. Talk to a few appraisers and get some prices and maybe some other alternatives that they offer.
