do appriasers give any kind of increase to value if your home is energy star rated? if so, what do they base the increase on?
All adjustments to value are market based. The question is if buyers in your market are really willing to spend more for energy star rated homes. I think if anything it would increase marketability, but maybe not a significant value. I recently studied a similar situation with geothermal heat pumps. The difference in value was not worth the additional expense, but the energy savings were. So it was concluded that the only real benefit is if you plan on living in the property long term to make the savings exceed the additional costs initially.
I would say it depends where it is located and what all you have included in the house, I would say it would add some value to the home when selling it, but probably not what you paid for the things to be installed. But I could be wrong, this is just my opinion. This economy is hard right now and some add ons aren't as good as others.

Benjamin Smith brings a voice of clarity to this discussion. I wish that could be said for all those who feel the need to be heard. And, yes, I suppose you could chastise me for being critical of others, but I'm sold out on the idea of being a benefit to the people who post their queries and not just looking to show off my literary skills.
