Increasing the value of my home

Ok I live in an old school house. Well used to be an old school house. The last time anything new was done on the house, was vinyl siding on the house back in the late 80's. My dad did it but never finished it. The front of the house has no siding. Just the old wood siding. Anyways, as soon as I get some money together, I want to get the roof redone just because it needs a new roof.

Now my house appraised last year for $65k. If I were to say get the roof done and the siding redone before winter hits, how much would the value of my house increase? You can give me estimates. They don't have to be exact. Just derive from your experience I guess.

In general I can say that the improvements you have mentioned can increase the value of the house above the expenditure on making the improvements.

Hi Wildstorm,

If you make improvements in the house by repairing the roof, it will certainly increase the total value of the property from its present value. But it is very difficult to say the estimate of the increase as it depends on various factors. It will be better if you consult with a local appraiser as he is the right person to give you the better idea.

Thats right Wildstorm. It will be more appropriate if you get an estimate from an appraiser. He will be able to tell you the exact amount by which you can expect the house value to increase.

Its hard to put a value but new roof will likely increase the home value by around as much as it costs to put it in place and siding when finished on all sides will give the house a finished look so it can be an even better increase. It is hard to judge because these things are different from area to area. A good way to judje would be to compare your house to a similar house in your area with a new roof and finished siding.

I agree with Evolovik that you need to compare the value of houses in your area with recently done improvements on them. This will help to give you an idea how much your house value can improve after the changes made on it.
