Incompetent Appraiser

i need some advice.
i am doing a refinance and the appraiser valued my home at $40,000 below the last appraisal which was done only two years ago. also, since the last refi we had new roof put on house & garage as well as some other improvements. the problem is the appraisal has errors and straight up lies. i honestly believe the appraiser is incompetent.

here are the problems: appraiser listed my home as two bedroom when it has three. they claim there is a federal law concerning bedrooms having closets in order to be called a bedroom. i did extensive research and found no such law. comps listed had inaccurate distance miles from my home.
one of the top 3 comps used to base the value of my home was a complete lie. the appraiser listed a home that had last sold four years ago for $50,000 more than the sale price the appraiser listed. i have proof of this fact through the town hall and tax accessor's office. the house is not even currently for sale. can an appraiser simply just lie and create fictitious comps and get away
with it? can i sue? is there some state agency that hold these individuals accountable for their mistakes and how thy can affect peoples lives? i live in ct. thanks!

The appraiser cannot lie or create fictitious comps for the sake of appraisal. That will be illegal on his part. You can sue the appraiser if you wish to do so. You can contact a local attorney and he may help you with the process.

Hi Mary,

You can contact another appraiser and take his opinion regarding your property. This will help you decide whether or not your present appraiser was wrong.
