how do I get the market value of a house, not looking for an appraisal for taxes or anything like that but what the house would sell for on the open market?
Does anyone know where to locate a URAR Appraisal Desk Review for a Condominium unit?
Charles - the market value for a house is the amount someone is willing to buy the house for. That is determined by a qualified appraiser.
What is a consulting report considered to be. Is that an appraisal?
Just call your local real estate office, ask them to do a CMA on the house.

I do consulting reports for various clients and some may or may not include an appraisal. For proper terminology, an appraisal is, in a nutshell, an opinion of value. There are several types of consulting reports which do not include an opinion of value. An example would be a report for an attorney which provides a technical review of appraisal performed by another appraiser and includes suggestions for cross examination.
