Father has a property in AZ he wants to quit claim to his son (my husband). Father lives in MI. We would like to do this without the cost of a lawyer if possible!
Can we just download a quit claim form, have his sign and notarize in MI, mail to us in AZ, we can sign and notarize, and file with the county?

Also, can his father quit claim the property to an LLC owned by my husband and I?

If the property is based in Arizona, then the father would be required to sign a quit claim deed form of Arizona in order to transfer the property to you. Also, the deed needs to be recorded at the county recorder's office where the property is based. You can use online sample deed forms but it's better to consult an attorney.
