I live in Arizona. My wife left our house abut 5 months ago and I am filinf for divorce. Our house is very much upside down but I want to keep it. I also want her to sign a quick deed and the house over to me. If she agrees, do I have to requalify for the house. Both of our names have been on the mortgage from day 1. Where would I find this "quick Deed" form? How quick can this happen?

as per my knowledge is concerned,even if your wife sign a quit claim deed and transfer the property in your name she will be liable for the mortgage. you need to refinance the mortgage in your name after the quit claim. the lender needs to be informed prior to quit claim and it is absolutely up to them to approve it. you need to qualify for the re-finance. consult with a good real estate attorney who can guide you in a better manner.
