I owe arrears in the amount of 12,000.00 to my HOA.
They are planning on filing a lien on me.

chapter 7 bankruptcy will not be able to remove a hoa lien. if you do not pay up the lien, they can foreclose your property. you can try to negotiate with them and check if they can lower the arrears and come up with a affordable plan for you.

Sorry to say but you cant remove HOA lien. The best way you can do is that you have a table talk with them and try have some negotiation because removing HOA lien is not possible.

HOA lien cannot be discharged by filing Chapter 7 bankruptcy. You've mentioned about "Motion to Dismiss". Are you planning to dismiss your bankruptcy filing?
