my daughter and i are on title on a home i live in. she owns her own home.

i want to file chapter 7 , i also have a tax lien on the home i live in.

can i file a quit claim deed and remove myself from the property and the liablility of the tax lien with this process.

i cannot file otherwise as they will take the home. they probably wont take it as its underwater 100k. however i am looking for another solution. will a quit claim deed accomplish this.

As you're planning to file bankruptcy, it won't be a good option to sign a quit claim deed and transfer the property to your daughter. The bankruptcy court will consider this as a fraud and may dismiss your bankruptcy filing.
