Cosigner and bankruptcy

I am approved for a home loan (FHA) and I have a credit score of 705 (middle score) - but my husband is going through bankruptcy. My father is co-signing with me on the loan (almost perfect credit). I am being told that even though my father is co-borrowing, I will need to report my husband''s debt and delinquincies (which are not shared and were incurred before marriage - therefore not my debts) - the bankruptcy will not affect my credit whatsoever. My father and my income should cover the debts, but the lender is telling me that his bankruptcy will still throw our loan out. I find this hard to believe with 2 good/great credit ratings and low debt-income - that there will be problems at the end of escrow. (Escrow opened 2 days ago) Does anyone have information about spouses being reported even with a cosigner? I actually can get the loan on my own too, but they required that my husband''s debt be included...')

you're not jointly filing bankruptcy with your husband and your name is not mentioned on your husband's debts. in that case, your credit will not be affected due to his bankruptcy filing. in my opinion, you should speak to some other lenders of your locality and apply for a mortgage with him.
