my wife and i filed for a chapter 7 bankruptcy and it was discharged last august. we are trying to buy a 35,000 home and have been told that we can not get approved for a loan until the bankruptcy has been discharged two years unless we have a co sighner. we had my mother in law who is an out of house co sighner agree to co sighn. should we be able to get a home loan this way.

I doubt whether the lenders would agree to give you a loan though your mother-in-law co-signs for the mortgage. However, you can definitely consult the lenders regarding a co-signer. But, in my opinion, it would be better if you could wait for 2 years and then apply for a loan.
