The real estate market is improving. The home prices are rising greatly and in many places, the sellers have an upper hand. Thus, it can no longer be considered as a buyer's market. However, this does not mean that it will be easy for the sellers to sell off anything. There are certain things which you should be careful about so that you do not drive away your prospective home buyers.
Things that might turn away prospective buyers
Here are certain things which might turn away your prospective buyers:
Bad odors resulting from pets, smoking and food items: Bad odor is a big turn off for the home buyers. Kitchen odors comprising of fried food, greasy food or fish, etc. can be a great showdown. Your pets may not seem smelly to you but it can be smelly to other people. So, you should make sure that smelly carpets and pets should be removed from the home and the kitchen should be spic and span. If you are smoker, then you should remove all the traces of smoking like the ashtrays from your home. Make sure you clear the curtains and upholstery in order to remove all traces of smoking from the house. You should also make sure that you steam clean the whole house.
Filth, dirt and grime: Another major turn off for the home buyers include filth, dirt and grime. Your home buyers are surely going to go away if you are showing them a house which has filthy kitchen counters and floors. You will not be able to get good home buyers unless you remove dirt and filth from your home. You should steam clean the floors and try to replace the old carpets. This will give a better look to your house and the buyers will feel that you have maintained the property well.
Old appliances and fixtures: If you wish to sell off your property at a better price, you will have to attract good buyers. However, if you have old appliances and fixtures like old and tarnished doorknobs or disco-era light fixtures, then you are surely going to turn away your buyers. Try to change the old appliances before you look out for buyers to sell off the property. Replace the lights, microwaves, old fans, etc. and try to get the highest price for your property.
Personal items: Your personal items will be all about you. They can distract your home buyers. Thus, when you are planning to show your property to the buyers, make sure you remove your personal items from your rooms. Rather than placing personal items, you might place a mirror in the room. The buyers can look at themselves through it and might visualise themselves living in the house.
Wallpapers: Of late, wallpapers do not attract home buyers any more. Moreover, it is also problematic to remove the wallpaper. The home buyers may not like to take that pain or removing it. Moreover, wallpaper is something very personalised. The home buyer may not actually like what you like! So, better to remove or avoid wallpapers.
If you avoid the above mentioned things, it will be easier for you to sell off your property!
