Emotional pitfalls committed by the home seller

You may have to sell your home for a variety of reasons. It may be the case that you have to move to a different place for financial reasons or it may be the case that one spouse has got a job in a different area or you may have to relocate due to an ugly divorce. You may be too sad as you have to leave family and friends behind. Selling a home indeed may be a very much emotion driven and sordid experience.

But if you have decided to sell your home, you need to keep your emotions aside. Emotions come in the way of successful home sale. Here we discuss about the emotional mistakes committed by you while selling your home -

1. Pricing your home higher than the actual value
Most of the home sellers have a tendency to overprice their homes. The number that the home sellers has in their mind is invariably greater than the estimate given by the professional real estate expert. This is because home sellers are under the belief that their homes are best on the block. They are emotionally attached with their homes. But, over-pricing of the home means that the home will remain in the market for an extended period of time. And in case a home remains in the market for sale for a long period of time, it becomes more difficult to sell that home in future.

2. Waiting to get a better deal
Another emotional mistake committed by the home sellers is that they often wait for a long time to obtain a better deal. But, what happens is that they keep on waiting and lose out the good opportunity in the meanwhile. Home sellers have to keep it in mind that home selling is a two way transaction. There should be something for the home buyers too. Otherwise buyers will not be interested to purchase the house.

3. Not leaving at the time of visits by the buyers
Many home sellers are concerned about the stranger buyers visiting the house. So the sellers are often times remain present at the time of showing. But the potential buyers feel uncomfortable in the presence of the home sellers. Home sellers have to keep it in mind that the potential home buyers are accompanied by the real estate agent at the time of showing. Another thing which is seen quite often is that the home sellers leave the pets roaming around the home at the time of showing. Home buyers and the real estate agent may not be comfortable with that. This type of emotion-driven activities of the part of the home seller may actually halt a real estate transaction.

While selling a home, you should try to keep your emotions aside. Sellers need to keep it in mind that there should also be something for the buyer to make it a successful transaction. Home sellers need to be as much realistic as possible while selling their homes.
