Hello there... 3 of my friends are staying in a rented house and only 1 on them is on the lease. The landlord has asked the lease holder to move out and he is doing the same. The other 2 friends are not on the lease and the landlord says that they will be considered trespassing once the original lease holder moves out. Will the landlord so easily evict them from the property when all th rental dues are cleared?
Yes, the landlord can evict them any time he feels like. Unless they are on the lease, they have no rights to stay in the property.

The landlord will definitely consider this as trespassing as they are not on the lease. Either your friends will have to sign a new lease agreement with the landlord or leave the property.
