Will I be able to rent rooms and also retain the power to kick out the tenants immediately if they don't pay the rent?

Once you rent a room to someone, you become a landlord and you will have to follow the tenant-landlord laws that your state has set up. If you do not follow them, the tenant will be able to file as well as win the lawsuit against you.

I agree with what Jerry has said. You will have to follow proper eviction rules in order to evict the tenant from the property. You will have to provide them with a legal eviction notice.
