Pay or quit notice

Posted on: 04th Apr, 2013 12:22 am
Hello there… I rent a property in Arizona. The landlord stays out of state. He has given me 3 days notice to pay off the rent or quit the property. I heard that in Arizona, landlord needs to give 5 days time. Also, the amount he is charging is incorrect. What can I do?
Hi Ghabby,

Yes, as per the rental laws in Arizona, when tenants have fallen behind in their rent payments, then landlords must notify the tenants that they have 5 calendar days to pay past due rent or their rental agreement will be terminated. As far as incorrect amount is concerned, you will have to dispute that with the lender.

Thanks

Hi Ghabby,

It is true that in Arizona, a landlord needs to provide the renter/tenant with a 5 days notice to move out of the property. You can ask your landlord to provide you with that much time.
