My friend is just a month divorced but still lives in the house. She is on the deed and not the mortgage. He is 16 months behind on the mortgage and still the mortgage company has not as much sent a letter about anything including foreclosure etc. She called the insurance co and it appears the insurance co never notified the mortgage company that the mortgage company has not paid the insurance on the house either. House is not insured all of this time..She wants renters' insurance until the foreclosure process starts to at least protect the contents.
The insurance co now says pay $8,000 first to cover insurance which is insane since she no longer owns teh house and all right and depts were assigned in the divorce ... So should she get a quick claim deed signed over anyway to her X to get her name off the deed and then rent back from her X so she can get renters" insurance or ??
Please advise?

If the property has been given to your friend's husband in divorce, then she can sign a quit claim deed and remove her name from the property deed. Then she can rent the property and get a renter's insurance.
