The tenants have violated the original contracts. They allowed dogs in the home when the contract said otherwise. They were also late in paying house rent. The contract has now expired. How long with it take to evict these tenants?

You should have taken eviction steps when they first violated the contract. As the contract has expired, you can simply send them a legal notice and ask them to leave the property.

Yes, you can give them 3 days time to move out of the property. If they do not do so, you can take legal actions against them.

I agree with what Sara has said. Eviction steps should have been taken much before when the tenants had violated the contract at first. However, if you haven't done so and since the contract has already expired, you can send a legal step against the tenant.
