My husband and I bought our house last year just before we got married so the title is in my maiden name. How do I go about changing my name to my married name? We have a mortgage and are in California.

If both of you have your names on the property deed, then both of you will have to sign a quit claim deed wherein you should write your maiden name along with your husband's name as the grantor of the property. As the grantee, you will have to mention your married name and your husband's name. As there's a mortgage on the property, you'll have to inform the lender about this change of maiden name into married name.

i want to ask about change title? for example i paid the land title to the only son of Erlinda Sison. but erlinda sison is death thts why her son is quilify for sale the title.. how can i do ? if the title is lost? but the son of erlinda is report tot he police that matter about that title lost.

If you are an American citizen, then you or your son's son can contact the county recorder's office in order to get a duplicate title of the property. He can then file an affidavit of heirship at the county recorder's office and get the property transferred in his name. Then he can sell off the property.
