How do I change from JT to TIC in California. Cannot afford an attorney. What steps are necessary. Also can any one of the three of us force a sale property has sat for three years due to non agreements between the three of us.

you will have to use a quit claim deed in order to change the ownership of the property from joint tenancy to tenants in common. it is always better to take the help of an attorney in this case. if you want to sell off the property, then you can file a partition lawsuit. the court will check out the whole issue and will order the sale of the property.

Thanks so much any idea about tax implications to make the change from JT to TIC? Or if property would hae to be reassessed?

As far as I can understand, there are chances that after the change of ownership, the taxes would be reassessed.
