I was just reading the thread re joint tenancy. My stepfather just passed away. My mother and he owned their home. My mother would like me to move in with her, but I want to do what is financially best for both of us. Would a joint tenancy be a good choice for us. I don't own a home and am in California. I have 2 sisters, how would this affect them at my mother's death?

You can own the property with your mother as joint tenants with rights of survivorship. After your mother's death, you would directly get the property. Your siblings will not be able to claim the property after your mother's death.

Thank you for your response. My mother would actually like to leave something for my sisters and I have no problem with this. Would she be able to leave her half to them? The thought being that when she passes, we would sell the property. I would get half and they would split half between them.

Rather than going for joint tenancy, your mother can sign a quit claim deed and transfer the property to you and your siblings. She can retain the life estate rights. After your mother's death, the life estate rights would become null and void. You and your siblings will become the owner of the property and then sell it off.
