Tranfer joint tenacny to individual

we all reside in california.
my father-in-law and my wife are joint tenants in the property that me and my wife currently live in. my father in law resides with his other daughter in a property that they are joint tenants of. both properties have been paid off for several decades so their is no outstanding mortgage on either property.
my father-in-law wants to remove his name himself from the deed of the property with my wife. can he use a quit claim deed to transfer his interest to my wife, or as joint tenant do they both have fill out a new grant deed transferring joint tenancy from my father-in-law and my wife to my wife and myself?
in addition the original joint tenancy is in my wife's maiden name, does she need to submit a change of name before anything else can be done?

Your father-in-law can sign a quit claim deed and transfer the property to your wife. He can write your wife's maiden name as a grantee to the property. Once the property transfer is complete, your wife can sign a new quit claim deed wherein she should mention her maiden name as the grantor and her married name as the grantee to the property.
