We sold our dbl wide mobilehome last Christmas (2011) that is located in a park and have just received the tax bills for it. They assured us that they changed the title after going through the explaination of the taxes last April when we received a deliquent notice.
After calling in, found out that the people who purchased the home did not transfer title; hence we are stuck with their taxes. They are not reachable (tried). We called in and have had it verified that our name is still listed as ownership.
After several calls, we were told to fill out a Notice of Transfer with the Housing Dept. and file for a Tax clearance Certificate (but do not expect to get tax clearance - just go through the motions I guess). We do not know if they are paying their space fees or not. We considered doing a quitclaim deed to them or to the park owner. What would the results of this be? How can we get off the tax rolls since it has been sold? How can we resolve this issue in a legal manner? I should mention that they have the title to the home and we have a signed and dated Bill of Sale.

You are facing a complicated situation. It will be better if you could contact a real estate attorney and take his opinion in this regard. He will be able to let you know how you can sort out the whole matter.

Mobile homes are not real property, but vehicles. You must go to DMV and file the transfer of title notice to stop paying taxes.
