is non payment of rent on a lease by tenants usually covered on california rental dwelling policies?
Hi vardenesque,
I do not have much idea whether or not you would be covered for the non payment of rents under the California rental dwelling policy. However, if your tenant is not paying the rent, then you would be able to send a 3 day notice to the tenants to leave the property.

I know that and have done same, however they are still not paying and will likelyt beat me for the money.
I would suggest you to contact an attorney and take his opinion in this case. He will be able to guide you in a better way and you can take legal steps against them.
