Confused about refinancing

bought my 1985 double-wide (caifornia) in 1998. i went through a title company and took out a mortgage with bofa for 30 years. i also pay yearly taxes. however, my home is not affixed to the foundation and i do pay rent.

that said, why wouldn't i be able to refinance?

You will have to speak to some of the lenders in your area and take their opinion in this regard. It will be your lender's discretion whether or not you would be able to refinance the mortgage. Do you have equity in the property? It is one of the major criteria to get a refinance. You may speak to the lenders of this community and seek a no obligation free mortgage consultation. This will let you know whether or not you would get a loan.
