i own and share 1/3 interest on a piece of property at riverside county in california. i was solely responsible for the mortgage for more than 10 years. a relative of mine also share 1/3 interest on the same property. can i have her execute a quit claim deed on my behalf? she no longer lives in the house and i want her name out of title. and am i required to pay for documentary transfer tax for 1/3 of the value of the property?

You can definitely ask your relative to sign a quitclaim deed. However, you cannot force him/her to do so. While recording the quitclaim deed at the county recorder's office, you will have to pay the transfer taxes. Alternatively, you can ask your relative to share the transfer taxes with you.
