You can close on a home without having to be at the closing table, either by a mail away closing or by appointing someone to act for you, by using Power of Attorney.

Mail away closing is done only when the borrower is unable to attend the closing. The borrower has to provide an acceptable power of attorney or should take the necessary steps to complete a mail-away closing.

Is mail-away closing applicable if the seller cannot make it to the closing and is not a US citizen?

The seller will have to sign the property deed and also handover the keys to the buyer. I don't think this will be done through mail. The person will have to come down to the US for the same.

It would be better if you're present at the time of the closing of the deal. Nevertheless, you can check out if the presence of your lawyer while closing the deal is enough or not.

I have mortgage documents prepared with the date of teh 28th however they were notarized on the 27th. Is this okay?
