My husband owes money to a private party. I purchased my home 3 years prior to the marriage. Can this private party put a lien on my home for his debt? He is not on the loan/title/deed etc. We live in Colorado.
second part of the question, should we have him sign a quit claim deed on my home to avoid any future problems?

Welcome to forums!

If your husband's name is not mentioned on the property deed, the private party will not be able to place a lien on your property. As his name is not mentioned on the property deed, he doesn't have to sign a quit claim deed to transfer the property to you. You're the sole owner of the property.
