I have owned one week in a Vail, CO timeshare condo for over 20 years. I rarely use it now, and cannot afford the MF. I called the condo's business office over a year ago and the sales office rep I spoke with said I must go through a CO realtor to sell, which she just happened to be, and she would list AND get 18% of sale. She sent me a sales contract, which I completed, signed, and returned. It is approaching one year on the market without success. I now have a friend who is interested in buying. Can't I sell directly to my friend via a quitclaim or warranty deed; and then have it notarized and sent to Eagle County Recorder's Office? Any advise would be greatly appreciated.

As far as I can understand, you will be able to sell off the property directly to your friend with the help of a quitclaim deed or a warranty deed. However, before selling off the property to your friend, you can inform the sales office rep about the same.

Yes, you can directly sell off the property to your friend if the previous sale contract is no more applicable now. In order to find out whether or not the previous sale contract is applicable, you will have to contact the sales office rep.
