We are selling our vacant land in Colorado to my parents. We own the land free and clear and my parents will not be financing the purchase. Do we have to use a title company for this transfer or can I fill out a Warranty Deed, sign it, have it notarized and take it to the county clerk to have them record it?

Welcome to the forum. As you the title is free and clear, you can sell the property and use a warranty deed. I think it is the buyer's responsibility to notarized and record the deed to make it valid. Feel free to ask if you have any further questions.
