lien still on property after 5+ years

i had mortgage with abn amro and refinanced with abn amro two years later. i paid off about 5 1/2 years ago. however, when i asked for lien release back then, i got a letter to show the 1st loan been released, not both, but i did not notice that. now my new bank noticed that and asked for lease of the 2nd loan with abn amro. the problem is that abn amro was bought by citimortgage and my account was closed (04/2004) before citi took over. none of my information is in citi computer systems so that custom services can not even direct me to right department. i spent two full days on the phone, calling citimortgage, and got nowhere.

anyone knows which department in citimortgage handles historical account from abn amro, so that i could request a release of mortgage? at this time, i can not close my home equity loan, neither sale my house. i need that piece of paper!

by the way, citimortgage custom services is helpless.

Did you take two mortgages from ABN AMRO and then refinanced it into one? If you've done so, then you would receive only one lien release certificate as you merged both the loans into one while refinancing it.

Looks like it was two loans and combined in to one when it was refinance

In that case you will have only one lein

the lien release letter had LIBER and PAGE referenced the 1st mortgage, not the 2nd. my new bank insisted the 2nd one was needed.

my title insurance company thinks the lien release letter I had should have referenced the 2nd one, not the 1st. and that is a mistake. nevertheless, the 2nd mortgage with ABN AMRO still need to be released (referenced by recorded date, amount, LIBER number and page number on the records)

You need to start dealing with Citibank in writing from now on. Find out the address of their legal dept. Send them a letter explaining the circumstances, and enclose copies of all documents, ie mortgages, etc. Request that they prepare and record a release of the lien in question within 30 days. Tell them if they do not, you will bring a lawsuit against them to "quiet title" and ask for your attorneys' fees. In fact, you should probably consult an attorney right now and let him write the letter.

If you have not resolved this problem yet, fax a request with all your documentation to Citi's Satisfaction Research Department at 866-989-2091.

I am requesting release of lien for my client to help him with his Home Equity loan. I have been given three different fax numbers but none of them seen to work since nothing has been done yet. Can someone help me expedite this before we have to start again from the beggining.

It is the lender who will help you with the release of lien. You will have to contact the lender and get the lien release certificate from the lender for your clients.

I have tried to get a lein release on my Ford Windstar that was financed through Arcadia Financial. This was paid off in January, 2003 and the lein still shows up on my title. HELP!

Hi jan,

Have you received the lien release certificate? If yes, then you should record it at the county recorder's office and remove the lien from your vehicle.

I too have a car that has been paid off for five years and Arcadia Financial is still showing as lein holder. How do I get them to release the lein? Does anyone know their address or phone number? I need help. Thanks.

I am trying to refinance and I found out I have a lien on my title from ABN AMRO MORTGAGE GROUP dated 4/27/2001. From reading other comments on the web, I have learned that Citi had bought out ABN and when you try and contact them for a lien release, it is pretty much USELESS...how in the world do I obtain one?? It is SO frustrating!!!!!!!

i need to get a clear title to my mobil home from you for over4 months, you bought out abn-amro mortgage and we had paid off the loan and we have the certificert of satisfaction from abn-amro but the problem is when abn-amro bought out avco mortgage and they had a lien on the title and it was not taken off, avco is also no longer in business. we talked to a lady in your research dept. and faxed her all the documents she requested, then she ask for us to get the title history from the north carolina dmv and fax it to her, and we did, she then called and ask for us to scan the first assignment from the dmv and email it to her, we did. since then we have heard nothing from her about the title and it is going on 4 months, we have called her and left voicemails and emailed her nurmous times with no response. is this how you do business? we are stuck with not being able to refinance our home because we can't prove to the north carolina dmv that avco mortgage has been paid off and avco was bought out by abn-amro mortgage. (whom we have a paid off). will you help us?

Hi Viola,

I guess you're mistaken. This community is not related to ABN AMRO. It will be better if you could personally visit the bank and speak to them in this regard. You can even contact an attorney and he may further assist you in this regard.
