But consumers say, the websites of these organizations do not speak about any affiliation with AFS. - Delayed closing: A borrower missed signing 2 documents but the loan officer at AFS didn't inform him about it. Instead, he kept delaying the closing. The person made repeated calls and each time he was given a closing date, but nothing actually happened. Finally, the borrower called and he was told that his loan has been denied. They cited the reason that he hasn't paid the first mortgage payment. But it wasn't the borrower's fault because the loan wasn't yet closed.
- Advertising low rates: AFS may send you mails promising to approve you for a bill consolidation loan at a low rate of interest. But once you go through the loan process, you may be approved for a loan at a much higher rate. Thus, you may not be able to save as much as they initially promised you.
- Dispute over financing issues: A guest in our forums has spoken about his dispute with AFS Financial Inc. regarding a mobile home loan. He says he had a very bad experience with the company. He had faxed the required papers to AFS for a mobile home loan approval. He had even paid them around $375 for the appraisal and finally he came to know that the company doesn't lend mobile home loans. After repeated calls and messages, the person could only get $100 as refund.

Had anybody use Advanced Financial Services, Inc. (AFS)? They sent me a preapproval file in the mail. They list their address as 25 Enterprise Center, Rhode Island, 02842 with an 800 number.
It's true that Advanced Financial Services have changed their name to Embrace Home Loans. But it's difficult to say why they have done so...
There could be several different explanations for a name-change. Perhaps they tired of bad publicity for AFS and figured that a new name and new image would give them a fresh start. That sometimes will happen, particularly when they get what they think is a "catchy" name like Embrace, which is soft enough to appeal to lots of people. If you think of embrace, for example, you think of cuddling, holding, caressing (maybe you do). Those are pretty much considered favorable things, so the name would lead a certain sort of person to do business with them.
Plus, in any name change, there's the opportunity to generate lots of publicity - new business cards, postcards to existing customers, billboards...pick one...they get this new name out to the public and business immediately picks up.
At least that's the theory here.

I found one complaint posted on several sites. They are AFS else where. The offer seems shady to me. Anyone have personal 1st hand knowledge? Not from web!
I have worked with Tom Morgan through this company and he was great to work with. They are 100% legitimate and will do what they can to help you or let you know if they cannot.
i recently tried to refinance through embrace. it was a nightmare. their appraiser low-balled us and when i took my appeal to my loan officer she yelled at me and said, "we're not going to change the value of the home!" i am currently trying to recoup the appraisal fee and submitting both embrace and the appraiser to my state attorney general.
do u do non verification loans? i did one with u in 1994 for my 2nd home. i owen my owen company and gross profit is 68k each year and sales 150k. house is 250k and loan is 100k mortgage now with chase 47k

Many companies change their name to a new name because they have a bad reputation when dealing with customers. Usually many complaints have been addressed by many customers who have been swindled out of money. As I suspect, there is probably some money involved to get the
loan, but it is not refundable if the loan is not approved. Beware.....
