I am looking to find a good lender who can refinance my current home mortage and 2nd. I have a pretty good rate on my 1st 5.25% but have a 2nd @ 7.3%. I would like to refi both into a single lower rate and figure now is a good time, even though the housing market is down, I should still be at or below 85% LTV. My credit scores are good to excellent (above 760 to over 800) depending on whos you use. Any suggestions or info on good lenders in Arizona would be of great help. Looking for the right lender now!!

Rates and quite low these days and it's a good idea to refinance the property now. The credit score that you have mentioned are quite good in order to get a refinance. However, lenders will also check if you have equity in the property or not. If you do not have equity in the property, it will be difficult for you to get a refinance.
As far as DeAnza Capital is concerned, I do not have a personal experience in that regard. I would suggest you to contact some of the lenders and check out the rates and terms they are offering you. You can also speak to the lenders of this community and seek a no obligation free loan quote from them. This will help you know what type of rates you can expect to get.

Interestingly enough, I went ahead and tried the "no obligation loan quote" and have not heard a response from any lenders.
