It's very important for you to negotiate with the lender and convince him about your situation. Unless the lender is convinced, he would never consider your request or help you. However, if you think that the lender is not helping you deliberately, then you can report against them to the BBB.

I know we have wells fargo also we are justing waiting to be kicked out i have called dailey regarding a loan mod nothng
we refinanced our home with wells fargo. they had the original loan in the begining. they did a few things that has upped our payment to a level that is almost impossible for us to make.
our credit is good, but the income we can show today, is less because of a source we don't have anymore. it seems strange to me, that with perfect credit, and we need to lower our payment, but the bank who has the loan with the higher payment will not refinance

try your local branch of Wells Fargo. My local branch is really helpful.
