Chapter 7 mortgage company not taking my name off property

my chpt 7 discharged last jan 2010, however i still have two rental properties in missouri (i live iowa) that have not been taken out of my name. i called first franklin and chase and they said "oh we will get to it one day eventually". however, i do not want to be liable and i am unable to do anything with it. the city has boarded up one property and sent me a bill rencently. on the back it said it can file a lien against. can i just have the city do what they do to get money back out of ie. foreclose on it for money due? i do not have insurance on it because i thought it was taken care of . (these are distressed property now). is there a policy i can buy cheap just to cover liability of the property. can i sue the mortgage company to take a deed in lieu of foreclosure or to hold no more lein to sell to someone else(some how to force their hand some how). can i "lease" the property to say an individual or rental company for them to make any money they want on it as long as they hold the liability insurance on it? frustrated with bankruptcy... can i asked the bankruptcy court to initate anything? my bankruptcty attorney and it sounds like many others are not very prepared to get closure on bankruptcies. someone mentioned a discharge and then closed, i seem to undersand discharge; however, closed i do not.

Welcome to forums!

As the property has still not been sold off at the foreclosure auction, you're responsible for the maintenance of the property. If you don't pay the dues, then the city can place a lien on your property and may foreclose it to recover the balance amount.

You can ask the mortgage company to sell off the property asap so that you can get rid of it. However, unless it gets a buyer, it won't be able to sell off the property.

I need to say, as very much as I enjoyed reading what you had to express, I couldnt support but lose interest following a while. Its as should you had a good grasp on the subject matter matter, but you forgot to include your readers. Perhaps you should think about this from more than one angle. Or perhaps you shouldnt generalise so much. Its far better if you take into consideration what others may have to say rather than just going for the gut reaction for the theme. Consider adjusting your own thought procedure and giving other people who may study this the benefit of the doubt.

If you didn't include the other properties in the BK, then you are still liable for all expenses and yes, if you are not paying taxes, insurance and mortgage payments then the city can take the property for past due taxes. It amazes me how irresponsible people are in this country! Then people complain about how expensive it is to live in this country. Maybe it is because people live in this country don't pay their debt and leave it as if it's not their responsibility. What has happened to having some pride in what you owe, or at least do the right thing. If I was the neighbor of your property I would be mad as heck. Bankruptcy shouldn't be allowed in my eyes, repeat offenders of not paying back debt shouldn't be allowed to have credit. PAY CASH! if you can't afford it don't buy it!!!!!!!
