I know the condo coverage protects everything from the wall board out but what about the heating and a/c?

A/C and heating units are considered mechanicals and are usually not covered. Since each insurance policy is different, you would find a better answer by contacting the insurance company themselves.

Contents insurance covers almost every thing (personal possessions) within the property. But I agree with Michelle that each policy differs with circumstances. So better consult with the insurance company regarding this.

Thank you for the input. I spoke with American Home Shield and they want $445 per year to cover the unit but I think that's a bit steep. Their coverage has a deductable plus the service provided is through the contracted mechanics. So you don't have a choice in who you use for repairs.
So, what are you going to do now Doug? would you still stick to American Shield or want to look out for some othre insurance company?
