is my fico high enough for a conventional loan at 765.
Yes a 765 score is good enough for a conventional loan.

In order to get a conventional loan, you would require a credit score of 700-720. With a credit score of 765, you would get a conventional loan. However, the lender would also check your income before approving the loan in your name. If you do not have a stable income, your loan will not be approved.
