My wife and I recently went to a bank to purchase a home we were pre approved but under the usda loan we made 1400.00 a year too much. The bank told us my wife's credit score was too low. But before this they said if my wife's score was too low and my score and income myself would pass which it did then we could just use my income and my credit score. Now they said we can't do that we have to use both incomes even though my wife didn't qualify but we got pre approved through me with my credit score and income. And then they refused to do any loan except for fha which then we canceled the contract because of misrepresentation so can I qualify by myself then thank you for your help sorry I wrote so much I have a hard time with my brain injury that I got in the military. Thanks again I really appreciate any help

If you are a veteran then going for VA loans is also one of the choice.they are also financing 100% at reasonable rates.
Coming back to your question,it is not mandatory to have credit of both husband & wife, but as far as income is concerned,household income is considered for the assessment.and thus for that reason these people require income proof of both husband and wife....
I think you should get a quote from other lenders as well....
