Can I add my girlfriend to the title?

Posted on: 22nd Sep, 2008 04:20 pm
i bought a house, and would like to add my girlfriend's name to the deed. Does this insure her the said property if something were to ever happen to me? Also, does my ex-wife have any stake in my home even though I bought it 5 years after our divorce because of the interest of our child? Thank you
Hi Guest!

Welcome to the forums!

You can definitely add your girlfriend's name to the property and she will have her rights on the said property if anything ever happens to you. Your can add your girlfriend ot the title of the property with the help of a quit claim deed.

Coming to your next question, does your ex-wife has her name on the property's title? If yes, then she will have some rights over the property. In case, she has quitclaimed the property in your name, then she has no interest on the property.

However, you should note that if you are living in a community property state and if your wife had paid the mortgage, if any, for the house, then she will have some rights over the house/property.

Feel free to ask if you have further queries.

Sussane.

Hi Guest!

If your ex-wife's name is not on the title, then she will have no interests in the property. If your girlfriend's name is on the deed she will have the rights to the property if something happens to you.

i concur with the responses you've received; go ahead and add your g/f to the title. do so with legal representation, though; as this is always a good idea.

I have a state tax lien from Georgia on my credit from my estranged husband. Im trying to get this removed. My sister wants to buy a home and wants me on the mortgage. She makes 90,000 with great credit, I only make $36,000-credit is good other than the lien. Is there a mortgage expert out there who can do something creative to get me on the mortgage? We live in Maryland.

I had purchased a property before I met my present girlfriend. Her name is not on the property deed and I want to add her to the property. Can I add my girlfriend to the title? Once I add her, what rights does a girlfriend have to property? Any thoughts, suggestions are appreciated...

You can add your girlfriend to the title of the property with the help of a quitclaim deed. You'll have to sign the deed as a grantor and mention your girlfriend's name and your name as the grantee to the property. Thus, both of you would be the owners of the property. However, if there's a mortgage on the property, then it would be better to inform the lender about the change in ownership. There are chances that the lender will ask you to refinance the mortgage in both the names.

Once you add your girlfriend to the title, she will become one of the owners of the property and will have similar rights like you. If you sell off the property, she can claim her share from the sale proceeds.
