How do I get my and my sisters name on a deed of my mothers?

If your mother is alive, she can convey her share of interest in property to both sisters by a grant deed if that's applicable in your state. Or else, you can use a quitclaim deed also. Know more about grant and quitclaim deeds from:

Since my mother is alive and still wants to remain on the deed to her property, can my sister and I just be added to the deed by means of a warranty deed

You mother is the owner of the property. Os you or your sister cannot get the property without your mother's signature. So is your mortgage ready to quitclaim to you?
Even if you use a warranty deed, you need your mother's signature on it. So if your don't wish give the property to you then you cannot get it on your name.
