GREENEYEYS,

So you need the deed form to get the title in your name. Is it that you're refinancing to lower your mortgage payments and that's the reason you wish to transfer title in your name? which state are you from? You'll find a number of quitclaim deed sample forms at http://www.mortgagefit.com/predeal/quitclaim-stateforms.html . But I'll advise that you take an attorney's help in drafting the deed. A sample form is ok but if you'd like to add something in the legal language, an attorney can help you the best here.

hi greeneyey,

i am fine :). i think you are on the right way. ask your father to quitclaim to you so that the property is transfered to your name. and you may need to refinance the mortgage on your name. btw is your father willing to quitclaim to you? if your father don't want to quitclaim then you cannot force him to do so.

Hi guest.

Are you talking this to the original poster :) BTW he cannot put his name on the deed on his own on the deed. For adding his name he needs his father quitclaim to him. If he doesn't quitclaim then they will remain the owner. His father also needs to take confirmation for the lender as it is a mortgaged property.

Fell free to ask if you have any further questions.

Best of luck,
Larry
