Should I use a quit claim deed or a warranty deed?

Posted on: 25th Jan, 2008 08:48 am
I just want to transfer one of my properties to my daughter. I do not have a mortgage... I known the property free and clear.
truly, you are well-advised to seek legal counsel; but the quick and easy answer is that using a quit-claim deed is easier for you.

I recommend against using a quitclaim deed in this situation although it should work. I believe a better practice is to use a Grant Deed.

Hi Dsaintmarten,

I think as you are transferring the property within the family it is good enough to use a quitclaim deed. You can even use a Warranty deed as the title is clear from any kind of liens but people mostly prefer a Warranty deed when they selling or buying a property.

If you want to know more about quitclaim deed, check out this article at http://www.mortgagefit.com/quitclaim-deed.html

Feel free to ask if you have any further questions.

Best of luck.
