Deed In Lieu

I put my question on the forum reply by accident. I'll resend here. My husband and I have had our home on the market for almost 2 years with our current agent and 1 year with one prior to him. In that time I have lost my job. Because we thought our home would sell quickly we made my changes to fit our life living in another area. We have ran ads and held open houses our selves to save on realtor costs if we found the buyer ourselve(an agreement we made w/our realtor). I have also stayed in contact with our lender since July to keep them posted on our situation. They have been little to no help throughout these months. We have no gone into default on our payments until this month, we are unable to make the payment. Can you give me specific details on how to proceed with a deed in lieu? Who do I talk to when I call my mortgage co. and should I hire a lawyer to do that for me? I need this done asap. Thank you for your time.
