Hello. My wife and I are interested in buying a home, but have been unsuccessful at securing a loan thus far. I would be interested in finding out if any of you have some good ideas about our chances. Below is the info:

-My middle FICO:636
-Income: 30K/yr
-Debts: deferred student loans (until 2008-9) and two car payments (289, 279 - NOTE: we are in the process of selling the 279/mo so I hope you dont take that into consideration as it will be gone in a couple of weeks)
-I have worked at my job for 4 years
-We have found a home (pre-construction) and it is due to close in March 2006
-the price of the house is $129985, of which we have already put in earnest 2000 bringing the total due to $127985.

You do have the required FICO score asked by a lender. Also you have a decent income and are employed with your current service for the past 4 years.

Is this 30k a combined income from you and your spouse?
Are these debts the only debts that you have? is there credit cards, loans etc??
Do you have accounts that have gone into collections and if so how long since you paid on these accounts?

How recent are your FICO scores??

Assuming you do not have accounts in collections (if so it does not prevent you from qualifying for a mortgage) and the cars are your only debt and you have the FICO scores you have, then I would say that you should not have problems with getting a mortgage.

One last question.

Is your builder requiring you to go with their lender or are you able to use your own lender of choice?

Thanks for replying, I have been logging in before posting. These are the steps i have been taking:

1 log in
2 click forums
3 when at forums i notice that in the left corner where we log in it says to "log in" or log in even when I have logged in :( :(

We are sorry for the inconvenience. May be by mistake you have disabled your browser cookies. Just activate the cookie. Your account will work fine.

Steps for activating the cookie:

Go to tools. Click on internet option. Go to privacy tab and set the settings as medium.
